Can't wait to move in!1. Is Jacaranda Grove a county approved subdivision?The legal description for Jacaranda Grove is Kulamanu Estates Subdivision Phase II. Final subdivision approval was granted on December 17, 2004. Water meters are installed. 2. What is the size of the subdivision and lots?Jacaranda Grove is a seven acre parcel subdivided into 13 lots. The lot sizes range from 21,781sf to over 25,000sf, averaging one half acre each. 3. Are there Restrictive Covenants, Design Review and Homeowners Association?Yes, there are restrictive covenants for the subdivision which include home design and improvement guidelines. There are also supplemental CC&R’s that set height restrictions for homes and trees. Subdivision will be annexed to the Kulamanu Community Association (KCA) upon completion of all construction. Membership in the KCA is mandatory. 4. What are the assessment fees and what do they cover?Kulamanu has acres of common areas which are currently being improved to remain as passive open natural areas. Currently the fees to the KCA are $37.50 per month to maintain and improve these areas. 4. What are the existing utilities and who owns and maintains them?Water, electric, phone and cable TV are installed and available on each lot. The corresponding utility companies own and maintain their underground utilities. Individual waste water systems with septic tanks are required and are included. These will be owned and maintained by each homeowner. 5. Are there any easements on the property?Yes, there are drainage and utility easements that affect some of the lots. 6. Can I choose another builder?Ridgeline Homes, Inc. is the exclusive builder for Jacaranda Grove. Choose one of the home designs or have your dream home custom designed. 7. What is the price for this piece of heaven?The home and lot prices are starting at $1,250,000. Prices are based on construction loan financing, with the lot to be paid off first. Construction timeline is expected to be 9 months from when authorized to start (building permit approved).8. How do I get started?First, you must be pre-qualified thru our project lender, Pacific West Mortgage. To secure the lot of choice, you must enter into a contract (DROA) with the preliminary home design identified.
